Steamboat Springs Great Buyer Opportunities

There’s a category today called “distressed properties” that offers buyers some of the best financial deals imaginable. Right now, those types of property sales make up 58% of all home sales nationally! You’ve probably seen articles about them labeled as “foreclosures” or “bank owned (REO)” or “short sales.” They ought to be labeled “Great Values!”

Average sale prices nationally for homes in the distressed property classification were 33% lower than other sales prices in the first part of 2010! Would you like to find your property for 33% less money than you thought it would cost you? In Steamboat Springs properties are selling at 50% of what they sold for in our Market’s peak in 2007.

You see, just because a homeowner is “distressed” doesn’t mean the property is!

Short Sales-Foreclosures-Bank Owned..What does it mean?

As a Certified Distressed Property Expert, I still find it extremly sad when I meet with a Seller who has lost a job, divorce or  major health issues which are all factors having a drastic impact on finances.  Many emotions are  exhibited such as embarassment, anger and depression.   The fact that there are many others in the same situation, does little to ease the pain.  Their property must be sold quickly so that they may move on.

Properties which are selling in our current market are those which are priced to sell quickly and in the best condition.   What happens when the properties don’t sell for the price to cover the existing mortgage, commissions and closing fees?  It becomes what is referred to as a short sale.  This must be approved by the Lender when an offer is submitted.  Because the Seller is still on the deed, the offer is tendered to the Seller and when signed, it is  then submitted to the Lender for approval.  Now…this is where the short sale is no longer “SHORT.”  With the large volume of properties at the larger institutions, this could take 6 months or more and the Lender can deny approval at the 6 month point.   Many months go by without any contact from the Lender.  A great deal of patience is needed to complete these transactions.

Foreclosure process:  When a loan is in default,  the Lender files a notice of election and demand for sale with the public trustee in Routt County.  The sale date is set 115-125 days for non agricultural properties. If no one else bids on the property at the sale and when the  foreclosure is complete, the property becomes Bank Owned.
